If you are uncertain of where to start in your quest to find a reputable home builder, ask the following 8 questions to determine if this builder is right for you.
· Is
the builder licenced and qualified?
You can
check a builder’s credential through the Home Industry Association, The
Department of Fair Trading and the Master Builders Association.

Does
the builder have insurance?
Avoid
working with a builder with no insurance at all costs. A builder must have
indemnity insurance to protect you in the case of bankruptcy, injury or death
of the builder.
· Can
you see recent and current projects?
You can get
a good idea of the builder’s work and quality of the building material they
use, by viewing their recent projects
·
Can
they provide you with a list of references?
A good
builder will have many happy customers and by speaking directly to past
clients, you can get a good insight into the builder’s work ethic.
· Is
the land suitable for your home?
Check that
your builder has surveyed the land to ensure that it is suitable for building
on and communicates any issues with you.
· What
are all the costs?
Thoroughly
check your contract for any hidden costs and ask for clarity and amendments as
required.
· How
many other projects is your builder involved with?
Popular
projects are not always the best option, sometimes they can be too busy to give
your project all the attention it needs. A happy medium is a builder who
doesn’t commit to too many projects at one time.
· How
long will it take to complete the project?
Ask your
builder for a time frame that stipulates when key phases of the project will be
completed. Your expectations should meet the builder’s project plan and
timeline.
