Keep proper records of rent collection

This is critical to your professional image. You also have a legal obligation to keep proper records and provide your tenant with receipts for payments upon request.

If the tenant can see you don’t have proper records (e.g. spreadsheet or just a bank statement) the smart, experienced tenants will try get away with not paying their rent on time. They will also exploit you if you ever try to evict them for late rent.

This is a simple and obvious must have.
