The three steps you need to deal with
problematic tenants
How do you deal with disgruntled and aggressive tenants?
Firstly, don’t take it personally. Often
complaining tenants or aggressive tenants are that way not because of the issue
at hand but other life events, pressures or stresses. We often bare the brunt
of those other issues and nothing will be resolved if we take it personally.
Secondly, listen. Most people don’t complain
frivolously and there is often merit to their complaint. Be understanding and
non-confrontational. Try and explain that we are here to help.
Finally, be solution-focused not
problem-focused. Focus on the facts not conjecture and ask them for their solution
while being fair to all parties. In most cases, people just want to be heard
and understood.
What piece of technology do you find the most useful for Looking
after a rental property and why?
RealRenta.com.au
RealRenta is an
online platform that replaces the need to having an expensive property manager
look after your rental property. You could say it’s an online property manager.
RealRenta acts
like a property manager and buffers you from the tenant, but without the cost of
having a property manager. This stops most complaints from tenants, as most
things are done automatically by the system.
RealRenta tracks
the rent and auto does invoices and receipts. Sends out rent reminders by email
and text when rent is about to and is in arrears, it even sends out breach notices
all automatically without you having to lift a finger.
That’s just the start of what it can do, you
can set up and manage your advertising of the property on multiple portals.
Tenants can apply for properties online, whereby you can get tenant checks done
on bad tenant databases.
Tenants have their own platform where they
can see everything from rent ledgers to the lease and can put maintenance
requests in, which goes into the owner.
It even has its own communications system
which logs all communications between the owner and the tenant.
I could go on but I thing you all get the
benefits of having a system like this.
